Toll Brothers break ground for new housing development

Homebuilding company Toll Brothers, Inc. broke ground last Thursday on the luxury development at 1301 Main Street called Willis Brook at Lynnfield, formerly called The Regency at Lynnfield.

Situated across from the Sagamore Springs Golf Club, the home community will feature 66 single family homes with varying designs along with an exclusive club house for residents.

Units will contain features like gourmet kitchens, spacious living areas, and private first-floor primary bedroom suites, according to a release from the Toll Brothers. In addition, the clubhouse will have a swimming pool, patio, and associated parking with private drives.

“We are excited to celebrate the groundbreaking of this highly anticipated new home community together with the town of Lynnfield,” said James Fitzpatrick, Group President of Toll Brothers in Massachusetts. “We have seen incredible interest from homebuyers in this community, and we look forward to bringing our home designs to this exceptional location.”

Before breaking ground, the project was able to acquire a special permit from the Planning Board on October 30th, 2024. Toll Brothers also obtained permission to remove seven public shade trees with the requirement that they are replaced with 99 inches of caliper.

The development will be designed specifically for housing people that are 55-plus, joining the other 55-plus communities in Massachusetts such as Enclave at Hudson and The Willows at Boxford.

Sales for Willis Brook at Lynnfield are expected to open up in summer of 2025.
